In the context of the “thirst” for industrial land, Song Mai – Nghia Trung Industrial Park is becoming a strategic destination for investors. Bac Ninh Electronic Information Portal announced that as of July 2025, the whole province has attracted over 13,63 billion USD in converted investment capital. Of which, the province has newly granted 150 domestic investment projects (DDI) with a total registered capital of over 245,3 trillion VND; 237 foreign direct investment projects (FDI) with a total registered capital of nearly 1,1 billion USD; adjusted to increase capital for 134 DDI projects, with a total additional registered capital of 8,1 trillion VND, 155 FDI projects with a total additional capital of 2,5 billion USD.
The demand for industrial land is increasing rapidly, while clean land with clear legal status is increasingly scarce. The infrastructure of Bac Ninh industrial parks is almost fully covered, the occupancy rate of the planned industrial land area for lease is about 64,88%, even in some large industrial parks, the occupancy rate has reached 100%.
On January 21, 2025, the Prime Minister approved Decision No. 198/QD-TTg, approving Song Mai - Nghia Trung Industrial Park with a total area of 197,1 hectares. This is considered a timely solution to the "thirst" for clean industrial land in Bac Ninh.
The project is developed by Hanoi - Bac Giang Industrial Park Infrastructure Investment Joint Stock Company, oriented towards a multi-industry integrated model with advanced, smart and environmentally friendly technology. The rental price is expected to be competitive in the context of increasingly scarce industrial land in the North.
Song Mai – Nghia Trung Industrial Park is located on the industrial belt connecting 4 provinces, creating a special advantage in logistics. Located at the intersection with the Hanoi – Lang Son highway, Song Mai – Nghia Trung Industrial Park is only 60 km from Hanoi and 55 km from Noi Bai airport.
The project is located 110 km from Huu Nghi border gate, 130 km from Hai Phong port, and 120 km from Cai Lan port. In particular, the route from Song Mai Nghia Trung Industrial Park to Gia Binh International Airport (a national key project starting on August 19, 2025) is only less than 39 km, which is not only of great significance for convenient trade but also a solid foundation for long-term investment.
MODERN INFRASTRUCTURE
The national environmental protection strategy to 2030, with a vision to 2050, with the view that the environment is a condition, foundation, and prerequisite for sustainable socio-economic development. Bac Ninh is striving to successfully achieve the following goals: 100% of domestic solid waste is collected and treated; 100% of industrial parks and traditional craft villages have centralized wastewater treatment systems that meet standards; 100% of ordinary industrial waste, hazardous waste, and medical waste is collected and treated; 100% of small-capacity incinerators are built according to the roadmap of the overall environmental protection project; waste collection points ensure hygiene and do not emit odors that pollute the surrounding environment.
Up to now, Song Mai - Nghia Trung Industrial Park is completing a comprehensive infrastructure system, creating a production and business space that meets the standards of a smart and environmentally friendly industrial park.
Investing in synchronous technical infrastructure with 110kV Power Station with capacity of 2×63MVA ensures stable and continuous power source for all production activities. At the same time, some areas in the industrial park apply solar energy, towards a green and sustainable industrial park model.
The water source is always guaranteed to be stable thanks to the direct connection to the D300 pipeline of Bac Ninh Water Plant with a capacity of 60.000 m2/day. The booster pump station helps the water supply system always operate stably, meeting the production and living needs in the area. In parallel, the modern fire protection system has been certified by the authorities, bringing absolute safety to the enterprise.
The important highlight of Song Mai – Nghia Trung Industrial Park is the centralized wastewater treatment plant built on a 2,36-hectare plot of land. The initial design capacity is 8.000 m3/day and can be upgraded to 20.000 m3/day, meeting the long-term needs of businesses. The plant applies advanced Anoxic – Oxic (AO) biological technology, ensuring thorough treatment of wastewater before discharging into the environment, affirming the orientation of developing a green, safe and sustainable industrial park.
