I. LEGAL INFORMATION AND LOCATION OF PHU HA INDUSTRIAL PARK
Phu Ha Industrial Park was approved by the Prime Minister to be added to the Industrial Park Development Plan in Vietnam in document No. 1742/TTg-KTN dated October 16, 10. Phu Ha Industrial Park was added to the list of industrial parks with an area of 2008 hectares. According to the approved plan, Phu Ha Industrial Park Phase I has a total area of over 450 hectares, located in the communes of Ha Thach, Ha Loc and Phu Ho.
On January 27, 01, the People's Committee of Phu Tho province issued Decision No. 2015/QD-UBND on the establishment of Phu Ha industrial park, phase 178. Here, the Phu Ha Industrial Park project was assigned to the General Construction Company. II. INFRASTRUCTURE OF PHU HA INDUSTRIAL PARK
Electricity distribution system: The power source of the Industrial Park is taken from the 110KV Van Lung transformer station in the west of the Industrial Park. The Industrial Park is designed to build 03 new transformer stations with a total capacity of 2250KVA. The industrial park is designed and uses a 22KV power line to supply power to load groups and connect directly to the foot of the factory fence. The lighting network is underground.
Water supply system: Clean water in the industrial park is supplied from Phu Tho town water plant, capacity 13.500m3/day and night. The industrial park designs a circular water supply network, with water pipes under the sidewalk, along the traffic road leading from the water supply station to the valve pits.
Wastewater treatment system: Wastewater treatment station has a capacity of 7.500m3/day and night (The amount of wastewater is calculated as 80% of the water supply). Wastewater sewer diameter D300mm - D900mm.
Transportation system: The transportation system in the industrial park is arranged with a main road with a width of 37m. The branch road is 16,5 m to 27,25 m wide, ensuring the movement of vehicles and goods.
Communication systems: Along the industrial park roads, a PVC pipe system is designed to be placed under the sidewalk. On the main road, PVC pipes D110 are arranged in parallel.
Fire protection system: The industrial park arranges fire hydrants along the road, at junctions, intersections and along the pipeline route with a standard distance of 120-150m with a fire hydrant.
Rainwater drainage system: The rainwater drainage network is designed separately from the domestic wastewater drainage network, rainwater is collected into reinforced concrete sewer lines, and water collection stations are spaced 30 - 50m apart to collect water on the road surface. Water is collected into the surrounding ditch and then drained into the drainage canal and into the river.
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES IN PHU HA INDUSTRIAL PARK
Infrastructure usage fee: 80 USD/m2/until 2064. Infrastructure usage fees do not include VAT and may change depending on the location and area of the land lot rented.
Management fee and infrastructure maintenance fee: 0,7 USD/m2/year (excluding VAT)
Annual land rental: According to the decision of Phu Tho Provincial People's Committee
Clean water supply price: 0,49 USD/m3 ~ 11.500 VND/m3
Electricity supply price: According to EVN's electricity supply tariff (from 1.007 VND - 2.871 VND/KWh)
Cost of wastewater treatment: 0,38 USD/m3 ~ 8.000 VND/m3
